Buyers will have the opportunity to purchase individual tracts, combinations of tracts or the property in its entirety. 

Online bidding will combine with onsite, in-person bidding.  

Inspections are at buyer's expense and must be completed prior to close of online auction on AUCTION CLOSE DATE. Property is NOT contingent upon inspections or financing.

Financing may be used to purchase the property; however, it is the buyer’s responsibility to secure financing prior to closing, as the required deposit is non-refundable.

Auction Information: Auction will be conducted Online at bid.resettledlife.com to be concluded with onsite, in-person bidding. Selling to the highest bidder regardless of price at the close of the auction.

Terms of Sale: Winning bidder is required to execute a non-contingent auction purchase agreement* and make a deposit of 10% of the contract purchase price within 24 hours of auction closing by personal, business or cashier's check. The balance of the purchase price is to be paid on or before 30 calendar days from the date of the auction, unless otherwise agreed upon with the seller. All bids are final and cannot be retracted.

Buyer's Premium: 10% Buyer's Premium will be added to high bid price to determine the final contract sales price. 

Closing: Closing shall take place within 30 calendar days of auction closing at Kentucky Land Title. Buyer and Seller will each pay for their own closing costs. Property will be conveyed by General Warranty deed with no liens or encumbrances. 

Taxes: Real estate taxes will be pro-rated to deed transfer date.

Possession: Will be granted with deed transfer at time of closing. 

Inspections: Property is being offered "as-is, where-is" with no warranties expressed or implied. Inspections are at buyer's expense and must be completed prior to the close of the online auction on TBD. All sales are final. Properties are sold as-is, with no guarantees or warranties. Sales are not contingent on inspections or financing. Please make sure you’ve done your own checks and are comfortable with the condition of the property before bidding. Buyers are responsible for doing their own research, inspections, or asking questions at their own expense and risk. While we do our best to provide accurate information, the Auctioneer makes no promises or guarantees about the property.
